offver is a verified, off-market real estate marketplace designed to enable buyers and sellers to signal intent and connect directly. This Policy exists to protect users, maintain trust, and ensure the Platform is used responsibly.

This Policy applies to all users of the Platform, including but not limited to:

• Sellers
• Verified and unverified users
• Professionals (such as mortgage brokers or other verifying parties)

2. Permitted Use

You may use the Platform only for its intended purposes, including:

• Browsing verified buyer or seller activity
• Creating and managing user profiles
• Submitting verification requests
• Communicating with other users in a lawful, respectful, and professional manner
• Exploring potential off-market real estate opportunities
• Submitting buyer or seller advertising (“offvers”)

All use of the Platform must comply with applicable laws and regulations.

3. Prohibited Conduct

You may not use the Platform to engage in any of the following:

a. Illegal or Harmful Activity

• Any unlawful activity or facilitation of unlawful activity
• Fraud, misrepresentation, or impersonation of another person or entity
• Circumventing verification, identity checks, or security features

b. Harassment, Abuse, or Unsafe Behavior

• Harassment, threats, intimidation, or abuse of any user
• Discriminatory, hateful, or offensive content or conduct
• Any behavior that makes other users feel unsafe, pressured, or uncomfortable

c. Misuse of the Marketplace

• Using the Platform for unsolicited advertising, spam, or mass messaging
• Scraping, harvesting, or collecting data from the Platform without authorization
• Attempting to contact users outside the Platform for purposes that violate this Policy
• Using the Platform for purposes unrelated to real estate discovery, signaling intent, or verification

d. Technical Abuse

• Interfering with or disrupting the Platform’s operation
• Attempting to gain unauthorized access to accounts, systems, or data
• Uploading malware, malicious code, or harmful files

4. Verification & Accuracy

You agree that:

• All information you submit is accurate, complete, and up to date
• You will not submit false verification details or impersonate professionals
• offver may rely on the information you provide when facilitating verification

Providing false, misleading, or incomplete information may result in suspension or termination of your account.

5. Advertising (Offvers)

When submitting buyer or seller advertising (“offvers”), you agree that:

• All information you submit is accurate, complete, and not misleading
• Property photos, descriptions, and details accurately reflect the property
• Buyer offvers represent genuine interest and intent
• offvers are not used for harassment, pressure tactics, or deceptive behavior
• You will not submit speculative, false, or misleading advertising

offver does not verify pricing, valuation, financial suitability, or deal terms. Providing false or misleading advertising may result in suspension or termination.

6. Property Viewing & In-Person Conduct

offver facilitates discovery and connection but does not organize, supervise, attend, or control property viewings or in-person interactions.

When arranging or participating in property viewings, you agree that:

• All parties will act respectfully and in good faith
• All parties will be transparent about who will be attending a viewing
• You will follow applicable laws, safety guidelines, and reasonable precautions
• You will not misrepresent your identity, intent, or authorization to attend a viewing

offver discourages unsafe, deceptive, or unauthorized conduct and is not responsible for in-person interactions between users. Any misuse or unsafe behavior may result in suspension or termination.

7. Enforcement & Consequences

We reserve the right to:

• Investigate suspected violations of this Policy
• Suspend, restrict, or terminate access to the Platform without notice
• Remove content, offvers, or user accounts that violate this Policy
• Cooperate with law enforcement or regulatory authorities when required

Enforcement decisions are made at offver’s sole discretion.
